When a private construction loan fits
- Your bank has declined the project or will not lend at the leverage you need
- Presales are not yet at the level a bank requires
- You need to move from a land loan into construction quickly
- A stalled project needs a new senior lender to reach completion
- The project is a townhouse, apartment, mixed-use, commercial or industrial development from $5M upward
What we assess
We lend on the project and the people delivering it, not on a credit score alone. Our assessment covers:
- Feasibility: gross realisation value (GRV), TDC, margin on cost and contingency
- Builder: the construction contract, the builder's capacity and financial standing
- Sponsor: the developer's track record and equity in the deal
- Planning: development approval and any outstanding conditions
- Exit: sales evidence for the product, or a credible refinance of residual stock
What to send for indicative terms
- Property address and a short project or asset description
- Total development cost or purchase price, and current valuation if held
- Loan amount requested and the position in the capital stack
- Planning status (for example DA approved) and builder, if construction
- The exit: sales, refinance or settlement, with supporting evidence
- Borrower entity and a short summary of the sponsor's track record
Construction lending is assessed alongside current market conditions. Our October 2026 market update covers rates, prices and lender appetite.
Frequently asked questions
How much can I borrow on a construction loan?
Up to 75% of total development cost for experienced sponsors with sound feasibility and a credible exit, within a facility size of $5 million to $100 million. Leverage on each deal depends on the security, the sponsor and the exit.
Do you lend without presales?
We consider none to low presales for qualifying projects. In place of a presale hurdle we look at feasibility, sales evidence for comparable product, the developer's track record and the exit strategy.
How are construction loan funds drawn?
Progressively. Each drawdown is made against a progress claim certified by an independent quantity surveyor, so funds track the work completed on site.
Can you refinance my land loan into a construction facility?
Yes. A construction facility can refinance the existing land loan at the first drawdown, provided the project is ready to commence and the feasibility supports the combined debt.
Have a deal from $5M to $100M?
Send a one-page summary. Indicative terms within 48 hours of a complete submission.
